I know, I know. You just want to look at houses. But here's the truth: in a competitive spring market, sellers aren't waiting around for buyers who aren't ready. A pre-approval letter tells everyone in the room that you are a serious buyer, not a window shopper.

More importantly, it tells you what you can actually afford, so you're not falling in love with homes that are out of reach. Get this done first. Everything else flows from it.

Understand What Affects Your Rate

Interest rates get a lot of attention, and for good reason-

they directly impact your monthly payment. But your rate isn't just about what the market is doing. Your credit score, your down payment, your loan type, and even the property itself all play a role.
